Data Release: Housing starts kick off the year on strong footing
- Canadian housing starts kicked off the year on a strong note, with homebuilders breaking ground on 207k units (annualized) in January. This extends December's sharp gain, and pushes the 6-month moving average up just shy of the 200k unit mark.
- The strength in January stemmed from the multi-family sector, which was up 4.2% following a 14% gain in December. Meanwhile, single family construction was down 4.6% on the month, reversing some of December's gains.
- Regionally, Ontario remained the key driver of growth, with starts up by a whopping 25% in January. Homebuilding in the Atlantic Provinces was also up during the month while the remaining regions recorded declines. B.C. experienced the largest pullback, as home starts slid 33% from the month prior.
Key Implications
- Overall, housing starts have been hovering around the 200k mark annualized (on a trend basis) for the last six quarters, or just slightly above the current rate of household formation. However, homebuilding construction should begin to slow over the course of the year, consistent with a cooling in overall housing market activity.
- Still, the recent strength in multi-unit projects could have further room to run given the surge in building permit approvals seen over the second half of last year. This could be partly offset by single-family construction, which is already at relatively lofty levels.
- The regional story will continue to reverberate across the housing markets, with central Canada leading the way, while B.C. and the oil-rich provinces lagging behind.

Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property’s appeal by transforming it into a welcoming, attractive product that anyone might want.
Remember that the way you live in a home and the way you sell your house are two totally different things. How you present it will determine how long it will sit on the market and how much money you will make on the sale. I want to make that transaction happen as quickly as possible and get you top dollar.
Home Staging is a WIN WIN WIN situation for everyone
- Maximum value for sellers
- Quality property for buyers
- Faster transaction cycle for realtors
It is a proven fact that staged homes sell quicker with a higher return on investment than those not staged. The secret to creating the right impression is being able to envision what buyers will look for in your home.
The ideal time to have a staging consultation done is as soon as you make the decision to sell. This will give you time to address the issues and get the home staged prior to listing. It will give your MLS listing photos the extra boost to make your home stand out against the competition. However, if your home has been on the market for some time and is not getting the showings much less offers, it’s never too late to call us in. Staging your home costs less than making that first reduction in price or accepting a low-ball offer. Once we have completed our services, you can have your realtor come back in and retake the photos. You are more likely to get your asking price and maximize your investment if you stage.
For our low flat-fee of $109 ($89 if the home is vacant), Makes Sense Home Staging and Redesign will do an on-site consultation and provide you with a personalized detailed report. We will address issues such as curb appeal, re-arrangement of furniture and lighting, cleanliness, clutter and repairs, as well as paint and wallpaper. You can rely on us to liaise with local contractors, tradespeople, landscapers, and furniture rental businesses to deliver trustworthy, dependable, and cost-effective services to our clients. We can do as little or as much as you want – it is entirely up to you and what your budget will allow for the services you choose. We aim to keep costs reasonable by using what furniture and accessories already exist, downplaying the negative features and highlighting the positive points, transforming your home to make it more inviting and memorable to prospective buyers and enticing them to make an offer.
